Saving time and money for Newham Homes

Project: Newham Homes – ALMO managing housing for London Borough of Newham.

Objectives: 

1. To reduce the number of central heating breakdowns across the housing stock.
2. To reduce breakdown call-outs.
3. To make significant budget savings in central heating system maintenance.
4. To meet the requirements of the Specification for Modern Homes programme.
5. To extend the life of the system pump, heat exchanger and boiler.

Issues: A history of central heating system breakdown was highlighted and attributed to poor water condition on combination boilers, even after power-flushing. Older systems were proving particularly susceptible to breakdown and could not be cleaned effectively. Maintenance and call-out costs were escalating year on year.

Solution: Following trials, MagnaClean Professional was found to remove virtually 100% of the offending magnetite sludge which was damaging the systems. The powerful filter retains the magnetite before it reaches the boiler rather than dispersing it through the system. Ease and speed of installation added to the appeal of this solution.

Result: Following a 12 month trial, reductions in breakdown and call-outs have been identified. Even after power-flushing, magnetite is being collected in the filters which would have entered the system damaging plate heat exchangers.
